Initial Meeting

Whether you already own a waterfront property, or need some assistance with researching and purchasing your ideal piece of Muskoka, the initial meeting could take place in our Huntsville office, or at the proposed site. Topography, orientation and existing vegetation are key items to discuss, as well as composing a list of needs, wants, and dreams for the venture. Resources like our own project galleries, architectural magazines, and Houzz.com are very useful in translating your initial design ideas into a design concept.

Design Concepts

With over 40 years of waterfront residential design experience, our design team will incorporate your initial design ideas into easy-to-read floor plans and 3D renderings, presenting some exterior and interior views of the proposed buildings. These preliminary concepts also assist us in formulating a project budget.

Contract and Drawings

Detailed, accurate, specifications and working drawings are critical in order to build a project efficiently, structurally sound, and safely. Our contract documents are clear, concise, and organized in a sensible manner defining all aspects of the project. The working drawings are created, reviewed and certified by qualified draftspeople and engineers. We have extensive experience in working with the local building departments in order to satisfy all local by-law and zoning requirements, as well as the Ontario Building Code.

Construction

The construction process has many moving parts, all of which require detailed planning and communication with site foremen, sub-trades and suppliers. SML Contracting directly employs a wide range of employees, from site foremen and carpenters, to masons and painters. Throughout the process, safe working conditions are maintained, utilizing specialized equipment and procedures suited to our unique Muskoka conditions.

Closing

As the construction comes to completion, a detailed walk-through with your Project Manager and Site Foreman is essential in understanding all of the materials, equipment and appliances that have been installed. We provide a SML Client Binder with important documents ranging from your Tarion Warranty Enrolment, water filtration maintenance procedures, through to detailed lists of all materials and colours used throughout the interior and exterior of the building.

After Care

Building a new cottage, boathouse or residence is a daunting task, where relationships will be formed between SML staff and our clients.  That relationship doesn’t end when the construction does.  We pride ourselves on the relationships we’ve built with our clients over many years, and are always just a phone call away if there are any concerns or questions.
